    This real estate concept is the in-between approach between a traditional process of obtaining an office space and building it out for a client customized to their needs.

    The SPS Tower building ownership approached Studio BV to innovate in this space. They wanted to do something that would transcend traditional spec suite offerings in the twin cities market. Studio BV along with the ownership and brokerage team developed the club concept that would support an amenity rich environment spanning two floors that would connect 7 spec suites to these offerings.

    Two of the suites offer a benching style of open office space and are more designed for collaborative work styles. The other five suites are designed to support private office users like law firms or professional service organizations. “We designed the spec suites to support a broad set of tenant needs,” said Betsy Vohs, Studio BV Founder and CEO. “This is unique in the market. Most spec suites are designed to support one user group and its often more open office /tech and creative users. The design team’s intention was to shift that and provide a richer option for tenants in the market.” Diversity of space design and the amount of enclosed spaces and a variety of meeting spaces distinguish these spec suites from others. We planned for flexibility and adaptability among the suites. We designed how each spec suite could collapse with another and be a larger option for a client. That design strategy was used in creating unique but complementary design components for each space. Each spec suite has custom art from local and national artists. The art and accessories were important to the ownership to ensure the spaces felt complete and ready for users right away.
