Greystar Offices – London
HTA Design and Morgan Lovell collaborated to design Greystar’s new London headquarters at The Gilbert, blending heritage features with modern office functionality to create a high-quality, cohesive, and impressive workspace.
Greystar sought to establish a new European headquarters in London and with their lease about to expire, they wanted to take the opportunity to move into a new space that would be more representative of their brand, whilst helping to attract and retain top talent. Moving to The Gilbert meant that Greystar would have access to a multitude of characterful features and heritage architecture within the building, so a key part of their brief was a desire to keep as much as possible in the design. It was also essential for the new office to reflect a similar design and atmosphere of their American headquarters, creating continuity between their global offices. They required a space that would impress clients, boost employee morale and help contribute to increased productivity.
The design focused on preserving, enhancing and showcasing The Gilbert’s original structure. This included celebrating the high ceilings and original windows, which are prominent focal points in the design. The large arched window on the first floor has been framed by a comfortable seating area that links visually with the grand reception downstairs. This careful design integration has allowed for the blending of heritage with modern office functionality.
Through precise coordination, careful removal of sections of floor and ceiling and reinforcement of the structural beams, we installed a statement helical staircase. With its curved timber handrail and integrated LED lighting along the treads, the staircase is functional but also adds an element of grandeur to the Greystar reception area. Above the staircase is a bespoke crystal chandelier that catches and refracts light throughout the office, amplifying the impact of the staircase.
Morgan Lovell worked closely with Greystar’s U.S. designer to match the look and feel of their American offices, while also infusing local character into their London workspace. High end materials and finishes were used across seating areas, breakout zones and even the working floors, all of which had a residential yet professional aesthetic. Custom artwork played a central role in the space’s design, with pieces drawn from their CEO’s personal collection, as well as artwork commissioned specifically for the office. This brought a personal and unique touch to the environment.
On the first floor, the workspace is designed with flexibility and collaboration in mind. The open-plan desk area is complemented by meeting rooms, touchdown spaces and a kitchen/teapoint. The seating areas use soft furnishings to create a welcoming, homely feel, helping to improve employee comfort and productivity. The ground floor houses the main kitchen and breakout area which doubles as an events space, ensuring the office is both functional and versatile.
Greystar were delighted with the outcome of their new London headquarters. Their people were enthusiastic about returning to a workspace that felt high quality and cohesive, with this cohesion creating a sense of identity and belonging. The open plan design and comfortable seating areas encouraged people to work as a team, while the high quality acoustic solutions ensured privacy when needed.
The new office not only improves the day to day working environment but also creates a space that Greystar is proud to showcase to clients. The grand reception area, with its feature staircase and crystal chandelier, make a striking first impression, while the functionality of the office caters to both work and social events.
