Neprom and WoningBouwersNL Offices – The Hague

AREA occupier solutions designed the Neprom and WoningBouwersNL offices in The Hague to harmoniously blend the distinct identities of both organizations, fostering collaboration in a sustainable, dual-aesthetic workspace.

  • Neprom and WoningBouwersNL are two organizations that play a key role in the Dutch real estate and construction sector. Representing developers, investors, and builders, both focus on advocacy and collaboration to address the challenges and ambitions of the built environment in the Netherlands. When they decided to relocate to the 10th floor of the HS-building in The Hague, they approached AREA to create a shared office space that respects their distinct identities while encouraging connection and synergy.

    The main challenge in the design process was finding the right balance between unity and individuality. Each organization was to occupy one side of the floorplate, with a shared core in the middle. AREA facilitated a joint design workshop with teams from both organizations to explore their values, working styles, and aesthetic preferences. These insights laid the foundation for a spatial concept that smoothly transitions from one identity to the other—like a gradient across the floor.

    WoningBouwersNL’s side is characterized by a warm, industrial aesthetic with earthy tones and tactile materials, reflecting the hands-on nature of the construction industry. Historic project milestones and visual storytelling are integrated into the interior, reinforcing the organization’s roots and mission. In contrast, Neprom’s side features cooler tones and a more formal, calm atmosphere, supporting the organization’s strategic and policy-driven focus.

    The central shared zone—home to the lunch area, reception, and meeting rooms—serves as a bridge between the two. Natural materials and biophilic elements enhance comfort and well-being, while furniture arrangements encourage spontaneous interaction.

    Sustainability was a guiding principle throughout the project. Materials were carefully selected for their environmental credentials, including linoleum flooring from natural raw materials, recycled-content carpet tiles, and furniture from local Dutch manufacturers. One striking detail is the use of mycelium wall panels, offering an organic and innovative touch. These panels are also a subtle tribute to Professor Johanna Westerdijk, the first female professor in the Netherlands and namesake of the square where the HS-building is located.
