Cachet Group’s 151 Property Offices in Auckland’s Viaduct Precinct seamlessly blend industrial heritage with hospitality, creating a welcoming, community-focused workspace that exemplifies modern office design and collaboration.
A workspace built for connection and community, setting the standard for workplace potential
Cachet partnered with 151 Property to deliver their first dedicated office in New Zealand — a workplace that reflects their role as a prominent landlord while acting as a showcase for the potential of their portfolio assets. Located within Auckland’s Viaduct Precinct, the space was designed to embody connection, community, and hospitality, offering both a functional base for the team and a demonstrator for neighbouring tenancies.
The tenancy’s five-metre-high ceilings and former life as a café informed the design approach. Rather than disguising its industrial character, the space was reimagined to celebrate its volume and history, softened through a residential-inspired palette. Natural timbers, tactile finishes, and layered planting introduce warmth and familiarity, blurring the boundary between workplace and hospitality. A restrained selection of warm neutrals enhances comfort while responding to the coastal context of the precinct.
Planning places connection at the centre of the workplace. The boardroom and large meeting room flow directly into a central breakout hub — a flexible zone designed for hosting, collaboration, and social interaction. From this core, the workspace expands into open work areas that encourage interaction while still supporting focus and privacy. Acoustic performance was carefully resolved through dropped ceilings and detailed treatments, balancing the generosity of the space with the need for quiet and confidential conversation.
More than an office, the workplace reflects 151 Property’s commitment to people and place. It provides a welcoming home for their team while demonstrating what is possible for future spec suites within the Viaduct Precinct. The result is a workplace that celebrates industrial heritage, embraces hospitality, and sets a new benchmark for community-led office design.
