OTJ Architects partnered with Federal Realty to transform 2700 S. Quincy into a hospitality-inspired “Town Hall,” featuring adaptable spaces and high-impact design elements for tenant engagement and leasing success.
Amid an evolving post-pandemic commercial real estate landscape, asset owners and their teams are challenged to distinguish their properties from a crowded field and inspire lasting tenant engagement. Client Federal Realty partnered with OTJ Architects to reimagine the 2700 S. Quincy amenity package as a hospitality-inspired, multi-function “Town Hall” that elevates the end-user experience and drives leasing activity.
Complete with quiet call spaces, adaptable gathering areas, lounge seating, and an upgraded terrace, OTJ’s intervention at 2700 S. Quincy relocates the amenity suite from the second to the top floor to maximize the potential of underutilized square footage. The program, informed by adaptability and a commitment to enduring value, features a considered sequence of spec suites, shared amenities, and outdoor space. Here, strategic spatial considerations converge with curated design gestures in an agile interior environment that positions the property to attract and retain larger, more mature organizations than the property’s roster of shorter-term tenants. The success of the Town Hall model is evident: all spec suites are leased and the client has realized a 15% increase in rent. In addition, through the selection of cost-effective yet high-impact design elements, the project was delivered under budget despite code-related challenges that required the installation of fire-rated glass fronts and doors.
Cohesive and contemporary, our design weaves materials and furnishings together with precision into a narrative that unites communal areas and spec suites. Select finishes include porcelain countertops, acoustic turf panels, and sculptural fixtures. Light penetration and transparency are enhanced through the deployment of SaftiFirst Fire Glass and an integrated WON Door solution. These elements coalesce into a market differentiator that supports an array of workstyles and fosters connectivity outside of the confines of a more traditional office setting.
