  • Conductor, a new 37,416 sq ft flexible office destination at Westfield Stratford, has officially opened for rent, bringing a hospitality-led, wellness-driven approach to the evolving world of work. Designed by Studio Multi and delivered by detailed design and build contractor DBSJ under a fully integrated design & build model, the scheme represents a significant addition to London’s premium flex office landscape.

    At the heart of Conductor is a ‘third space’ mindset, creating an environment that sits between home and traditional corporate office. Rather than simply providing desks, the project has been conceived as a destination: a place people actively choose to spend time in.

    The workspace combines private offices, luxury desk spaces, collaborative breakout areas and a quiet library-style zone, all arranged around a striking glass atrium that draws daylight deep into the building. High-spec showers, generous communal areas and a central staircase further reinforce movement, connection and wellbeing throughout the space.

    DBSJ delivered the scheme through a comprehensive design & build approach, overseeing the project from enabling works through to final commissioning. Early works included scaffold installation for lift nib removal, the removal of the nib at Level 2 to facilitate a new lift, riser scaffold installation for mechanical and sprinkler works, and the extension of mechanical plant from the basement. The sprinkler main was extended to meet operational requirements, ensuring the infrastructure matched the ambition of the design.

    The full scope included installation of mechanical and electrical services, a new sprinkler system, raised access flooring, partitions and glazed partitions, a feature staircase, joinery, skirting, doors, ceramic tiling, floor finishes and access control systems. The project concluded with the commissioning of all MEP services to ensure the building was fully operational from opening.

    Conductor was also delivered in line with BREEAM principles and operated under Considerate Constructors Scheme guidelines, embedding sustainable design, responsible materials and high standards of environmental and workforce care throughout construction.

    Central to DBSJ’s role was its in-house manufacturing capability and integrated delivery model. Bespoke joinery and key interior elements were produced within the company’s own workshop before being transported and installed on site, ensuring quality control, programme efficiency and seamless translation from concept to completion. This workshop-to-site approach enabled tighter coordination, reduced lead times and a higher level of finish across the scheme.

    The scale of the build reflects its ambition, with circa 480 operative inductions, over 100 visitor inductions and more than 60,000 hours worked on site — all within a complex live retail and commercial environment at Westfield Stratford.

    The project responds directly to shifting occupier expectations in an ever-evolving hybrid office landscape. The most recent Spaces to Places report found that 71% of workers would increase office attendance for ideal conditions, while 66% would accept longer-term commitments in exchange for superior workplace experiences.

    The data also highlights ‘wellness seekers’ as the largest and most influential user group – individuals prioritising physical and mental wellbeing within their working environments. Conductor has been developed with this in mind, placing experience quality, comfort and amenity at the centre of its offer, recognising that long-term profitability in the flex market is driven by excellence rather than cost reduction.

    Now open, Conductor positions itself as a next-generation flexible workspace in East London – one that recognises experience, wellness and design quality as the true drivers of value in the contemporary office market.
