Spectorgroup’s Park Tower Group Amenity Suite in New York City redefines tenant experience through a hospitality-inspired design that fosters interaction and adaptability within the prestigious 535 Madison Avenue.
In the heart of Midtown, 535 Madison Avenue’s trophy-class office building captures the style and energy of one of New York City’s most celebrated corridors. As tenant expectations rise and elevated building amenities become essential for long-term retention, Park Tower Group turned to its trusted architectural partner of six years, Spectorgroup, to reimagine the building’s third floor. Through a collaborative design process, the project team sought to create a space that would evolve with user needs, remain competitive with newer developments, and support tenant longevity. The result is a hospitality-inspired amenity suite that serves as a shared destination for all building occupants.
Spanning half of the 11,889-square-foot floor, the amenity suite supports transitions from daytime work to evening gatherings with movable furniture that enables flexible configurations. This adaptability allows the suite to accommodate a range of needs within a single, efficient footprint. A warm, timeless material palette of light and dark woods, terrazzo surfaces, and refined metal accents is utilized throughout, creating depth and contrast while setting an inviting tone. Drawing inspiration from the grandeur of hotels and libraries across London, the design balances sophistication with comfort, creating a space for tenants that is equal parts elevated and approachable.
A redesigned elevator lobby features terrazzo flooring, metal detailing, and a sculptural ceiling treatment that responds to the existing low, high-velocity ductwork, turning a technical constraint into a standout architectural moment. Introducing tenants to the amenity suite through a design connection that carries the language beyond the elevator doors, the arrival experience underscores the suite’s role as a true destination within the building.
Moving into the heart of the suite is an open lounge area, flanked by a 28-seat boardroom and library. This central lounge connects both spaces, encouraging spontaneous interaction while providing a clear transition between more programmed spaces. The boardroom is available to rent for any tenant looking to host large meetings, board sessions, or special events outside of individual office suites. Adjacent to the boardroom is a concealed service pantry and warming drawers that support catering needs, reinforcing the boardroom’s role as a flexible, hospitality-forward hub.
On the opposite side of the lounge, a library-style space, punctuated with banquettes and shelves of books, provides tenants with places to read, work, and meet. Individually lit work counters, communal tables, and informal seating accommodate both focused work and small meetings. A high-end coffee bar further serves as an everyday touchpoint for tenants, reinforcing the hospitality-inspired character of the space. Throughout the suite, artwork from Park Tower Group’s private collection is on display, with the surrounding architectural detailing providing a refined backdrop for the pieces.
Through a combination of flexible programming, thoughtful material choices, and a hospitality-inspired design approach, the third-floor amenity suite exemplifies the collaborative vision between Park Tower Group and Spectorgroup. Designed around the unique needs of the building’s tenants, the suite enhances the day-to-day experience while reinforcing 535 Madison Avenue’s position as a competitive commercial asset in Midtown.
