  • Zenixspace delivered a 5574 sqm / 60,000 sq ft CAT A & B workplace retrofit for Sulzer Pumps in Leeds, transforming an existing four-storey building into a high-performance workplace environment. The project encompassed Strategy, Design, Project Management, Construction, and FF&E, supporting Sulzer’s ambition to modernize a dated 1980s facility and create a workplace aligned with the needs of a contemporary business.

The brief centered on transforming an aging workplace into an environment that would enhance employee and visitor experience, support collaboration and focus, and reflect the organization’s technical leadership. Beyond improving the physical environment, the project sought to create a workplace capable of supporting future business growth while providing a stronger day-to-day experience for those who use the building.

The design response reimagined the workplace as a combination of client-facing environments and flexible workspaces, bringing together spaces for collaboration, performance, and business activity. The transformation redefined the legacy building into a contemporary workplace through modern planning principles, improved circulation, and enhanced workplace environments. These interventions upgraded both functionality and experience, repositioning the site as a high-performance workplace aligned with Sulzer’s global standards and future ambitions.

A key feature of the project is the ground-floor front-of-house environment. Designed as a dynamic, client-facing destination, the space incorporates reception, barista, lounge, and meeting facilities that create a strong first impression for visitors while supporting engagement, collaboration, and training activities. The result is an environment that elevates both the visitor experience and day-to-day workplace interaction, providing a welcoming setting for employees, customers, and guests alike.

Across the wider workplace, the project introduced a shift from cellular offices to open-plan environments that improve connectivity between teams. Carefully planned adjacencies support efficient workflows, while a network of meeting rooms, focus spaces, and social areas creates a balanced workplace environment. Together, these settings provide spaces for both collaboration and individual concentration, supporting a variety of workplace activities throughout the day.

Delivering the project within an operational environment required careful coordination to minimize disruption while maintaining continuity of operations. A phased and integrated delivery approach balanced construction and workplace requirements throughout the program, enabling the transformation to be completed while supporting ongoing business activity. This approach helped ensure a high-quality outcome aligned with Sulzer’s technical and performance standards.

This workplace transformation demonstrates how a legacy facility can be reimagined into a contemporary environment that combines client-facing spaces, flexible work settings, and workplace infrastructure designed to support collaboration, performance, and future business growth.
