Selective Insurance Offices – Short Hills
Mancini Duffy designed the Selective Insurance offices in Short Hills, NJ, utilizing an immersive design process that incorporated augmented and virtual reality to foster stakeholder engagement and streamline decision-making for their relocation and transformation.
Selective Insurance partnered with Mancini in the relocation and transformation of their regional NJ hub from Branchville, NJ to the 103 JFK Parkway development in Short Hills, NJ.
The new workplace spans approximately 112,400 square feet across four floors and is strategically phased to ensure continuity. Phase One will deliver the first and fourth floors, followed by Phase Two delivering floors two and three.
Mancini introduced an immersive, forward-thinking design process to align stakeholders from the outset. Through an on-site augmented reality (AR) walkthrough and a virtual reality (VR) experience at Selective’s existing office, users were able to engage with the future environment well before construction. This approach expedited decision-making, built organization-wide alignment, and generated meaningful momentum for the transition.
The project is anchored by a comprehensive programming phase, helping us to gain a deeper understanding of Selective’s needs and priorities for the new office in the early stages of the project. Mancini defined key objectives and analyzed organizational structure, workflows, user experience, and performance needs. These insights informed a series of tailored design concepts, aligned with Selective’s evolving vision and operational priorities.
In tandem with the interior fit-out, Mancini also served as base building architect for a concurrent window replacement initiative. This integrated role created a distinct advantage, enabling seamless coordination between ownership and tenant stakeholders. By proactively bridging these efforts, Mancini minimized risk, streamlined communication, and ensured a more efficient project outcome.
